GENERAL:
This house is located in the center of Neerkant on the through road between Meijel and Liessel. Amenities such as a small supermarket and some other stores are just steps away. For weekly shopping you are within five car minutes in nearby Meijel or Liessel. Also, the ramp to the A67 towards Venlo / Germany and Helmond / Eindhoven is less than five minutes away.

KITCHEN
The next room you enter is the kitchen. Because of the large window at the back of the house and the side window, lots of light comes in here which makes it a nice and bright space. The modern kitchen is arranged in a rectangle and features a four-burner induction stove (2020) with a matte black hood and a dishwasher (2019). In a cabinet opposite the kitchen unit you will find the refrigerator and a combination oven(2020). Kitchen utensils can be amply stored in the many cabinets. The floor has small tiles. Also in the living room the many windows and double doors provide wonderful light. The front of the living room is furnished as a sitting area with a cozy gas stove. There are fixed (TV) furniture made on both sides of the stove with storage space. On the garden side you can place a large dining table where you can dine with the whole family and there remains enough space to create a nice play corner for the children. The floor in the living room has dark tiles. In the living room there is an air conditioning system that can heat as well as cool.
FLOOR:
On the floor are three generous bedrooms and a luxury bathroom. The landing and bedrooms are all equipped with laminate.
BEDROOMS
The largest bedroom is located at the front and has a dormer and side window with a pivoting window. The other two bedrooms are located at the rear of the house and both have a side window with pivot window. Also these bedrooms are both spacious enough to accommodate a double bed. In the bedroom used as an office there is a second air conditioner that can cool and heat.
BATHROOM
In this luxurious bathroom you can fully relax! Do you choose a nice hot shower or do you prefer endless bathing in the large bathtub? In this bathroom you can do both! At the large sink you can easily brush your teeth with two at a time and the matching cabinet fits all bathroom utensils. The toilet is behind a wall, as is the shower with a luxury radiator in between. There is mechanical ventilation and a turning window that can also provide necessary venting.
LOWER FLOOR:
Through a fixed staircase you walk to the attic. Here you can make a fourth bedroom or a nice workspace or hobby room. Under the sloping part of the roof is storage space made with sliding doors. The attic has three windows and a parquet floor. In the attic hangs the Atag central heating boiler from 2017, the connection of the solar panels and there is a connection for white goods.
GARDEN:
The backyard is nicely landscaped with a terrace, to which you walk through the double doors from the living room, a piece of lawn and several plant borders including one with plantation trees. The garden is fully fenced and has a free back through a wooden gate. A shed provides space to store bicycles and here is some time ago realized a workshop with a custom-made worktop, various cabinets and hanging walls. In the garden there are several outlets, an outdoor tap and lighting.

STATE OF MAINTENANCE:
The condition of the house is good. The house has always been neatly maintained and serviced where necessary. In 2019 and 2020, several kitchen appliances were replaced and in 2016, the roofing on the flat roofs of the carport and storage shed were completely replaced. In 2022 all window frames were repainted and in 2023 solar panels and air conditioners were installed.
HEATING & INSULATION:
Heating is through a 2017 Atag central heating boiler. The roof of the house has insulation and all window frames contain double glazing.
